How we approach the work

Every hoarder cleanout is different, but they share a common rhythm:

  • Start with one room. Usually we begin with whichever room is the highest priority for the resident — often the bathroom or a path-clearing focus for safety. Completing one room creates momentum and proves the rest is possible.
  • Sort with the resident if they want to be there. Or not, if they don't. Some clients want to oversee every decision; some need to be away from the property while we work and trust us with general guidelines.
  • Move slowly when needed. If sorting is taking longer than expected, we don't push. We pause, take breaks, come back another day. The work doesn't have a deadline unless one's been set by an outside party (landlord, court, family).
  • Document carefully. Anything that looks important — papers, photographs, letters, sentimental items — goes into a dedicated "Keep / Review Later" container. Family members and the resident can go through these later, calmly, without the pressure of the active cleanout.

Hoarder cleanouts are the most variable in our pricing. They range from $2,500 to $15,000+ depending on:

  • Total volume of contents (we measure by truckloads — average hoarder home is 4-12 truckloads)
  • Presence of biohazards (animal waste, mold, urine/feces, expired food)
  • How much sorting vs. straight hauling the resident wants
  • Whether structural cleanup (carpet removal, deep cleaning) is needed after

My parent doesn't want help. What do I do?
This is the most common scenario, and the hardest. We can't force anyone to accept a cleanout — but we can talk with you about approaches, and if there's any opening, we'll come to a no-pressure conversation at the home. Sometimes just meeting us in person — seeing that we're calm, respectful adults, not a judgment squad — is enough for a person to consider next steps.
Will neighbors see what's happening?
We work to be discreet. Trucks can be parked a block away with smaller transfer loads. Crews wear plain clothes when requested. We work at off-peak hours if helpful. We've done large jobs in tight Bentonville neighborhoods without raising any attention.
What if we find things during cleanout — money, important papers, valuables?
Anything that looks meaningful — cash, jewelry, important-looking documents, photographs, anything we can't immediately identify as trash — goes into a "Review Later" container that stays with the resident or designated family member. We never throw away anything we're not 100% sure is disposable.
Can you handle biohazards?
Up to a point. Standard biohazards (urine, feces, mild mold, animal waste) we handle with proper PPE and protocols. Severe situations (heavy mold, blood, deceased pets) require specialized remediation — we coordinate with licensed cleaners and time the job around their work.
Will you tell anyone about this job?
